Cancellation & Refund Policy

  • Deposit: A non-refundable deposit of 25% of the total booking value is required to secure your booking.
  • Final Balance: The remaining balance is due 60 days before your scheduled arrival date.
  • More than 60 days before arrival: Deposit is non-refundable. Any additional payments made will be refunded in full.
  • 30–59 days before arrival: 50% of the total rental cost is forfeited.
  • Fewer than 30 days before arrival: 100% of the total rental cost is forfeited. No refund will be issued.
  • Provide a full refund of all monies paid to us.
  • We will offer a full credit for monies paid, valid for a stay at the same villa within 12–18 months of the original arrival date, subject to availability.
  • If a credit cannot be used, we will refund monies paid minus non-recoverable third-party costs (e.g., bank fees, admin costs). These will be disclosed transparently.
  • No refunds will be given for:
    • late arrivals,
    • early departures, or
    • no-shows, for any reason.
  • All eligible refunds will be processed within 14–30 business days of cancellation confirmation.
  • Refunds will be issued to the original payment method used.
  • International bank transfers may incur fees; these are the guest’s responsibility.
  • Date changes are subject to the current rental rates for the new period.
  • If a change is deemed a cancellation of the original booking, the standard cancellation policy will apply.
